HOPE Partnership and The Caleb Foundation announce the beginning of construction on Wellington at Madison, 27 New Rental Housing Units including 24 Affordable Homes in Madison, CT.

Madison, CT - HOPE Partnership, Inc. and The Caleb Foundation, two dedicated nonprofit affordable housing organizations, are delighted to announce the commencement of the Wellington at Madison project. This ambitious endeavor will bring 27 new housing units to Madison, CT.


Wellington at Madison is a thoughtfully planned mixed-income rental community, featuring 24 units of affordable housing and 7 market-rate units on 2.6 acres. The development aligns with high-opportunity areas in coastal Connecticut, catering to diverse income brackets. The affordable units comprise seven for households with incomes up to 25% of the area median income (AMI), thirteen for households up to 50% of AMI, and 4 for households up to 60% of AMI. The remaining seven units are designated as market-rate homes. The community offers a mix of 14 one-bedroom and 17 two-bedroom units. These 27 new units join four existing market rate units making the total 31 units.


Wellington at Madison has been designed to fit seamlessly with the surrounding community. Located along the Route 1 corridor, Wellington at Madison is within walking distance of public transit, local natural resources, and many amenities. The townhouse style homes will be equipped with washer and dryers. Moreover, the project's construction aligns with LEED Platinum standards, ensuring exceptional energy efficiency.


Of special interest is the re-use of the historic building on the site. The 1808 home of Henry Josiah Meigs will become four apartments. The exterior of the building, the fireplaces and some of the original interior wood details will be preserved as part of this project.


Residents at Wellington at Madison can look forward to a well-equipped community, including management and resident services offices, and a community room. True to The Caleb Group's commitment, a Service Coordinator will be available to connect residents with vital community services, fostering a thriving, supportive environment.


This achievement was made possible through a robust partnership between the Town of Madison, HOPE Partnership, and The Caleb Foundation, with funding from the National Equity Fund, Connecticut Department of Housing, Connecticut Housing Finance Authority, Federal Home Loan Bank of Boston, and Webster Bank. Haynes Construction Company, a Seymour, CT-based firm, is responsible for bringing the project to life. Construction is expected to be completed at the end of 2024.
